We have many obligations as appraisers but first and foremost we answer to our clients. Normally, for a typical residential appraisal, the appraiser's client is the lender ordering the appraisal. Appraisers are required to only disclosing information to their clients, and as a homeowner, if you would like a copy of the appraisal document, you normally have to get it through your lender. Other obligations also include, accurate figures appropriate to the nature of the assignment, reaching and keeping a respectable level of competency and education, and the appraiser must conduct him or herself as a professional. In some cases appraisers will have fiduciary responsibilities to third parties, such as homeowners, buyers and sellers, or others.
